Wherever possible someone from Tattersalls will visit your
property to ascertain what ever the maintenance problem
might be. In many cases problems can be solved with out
having to call in tradesmen saving you money.
The Landlord is responsible
for the structural maintenance and repair of the property
including drainage, plumbing and heating systems. It is the
Tenant’s responsibility to maintain the interior of the
property to a standard and condition comparable to the start
of the Tenancy, allowing for fair wear and tear. Over a long
period the property will inevitably suffer some
deterioration and require decorating, which is the
responsibility of the Landlord.
In the event of any minor
maintenance or replacements being necessary for which the
Landlord is liable, and in emergencies, we will without
necessarily consulting you the landlord deal with these as
per your initial instructions and up to an agreed limit
previously agreed in writing. If a specific limit has not
been previously agreed this would be up to a maximum
equivalent to one months rent.
For larger works estimates
will be submitted to you for your approval. In these cases
we would instruct Tradesmen to carry out any works necessary
on your behalf. If you wish Tattersalls to use specific
Tradesmen we would be obliged if you would let us have their
details in writing, they must however have adequate
insurance. There are no arrangement fees for minor works
In general most properties
require decorating every three to five years.
Tattersalls would advise
that you take out service contracts on gas boilers etc.
Copies of these contracts should be supplied to Tattersalls.
Under the gas safety
(installation & use) regulations 1994, all gas appliances
must be serviced annually by a Gas Safe registered plumber,
who will also have to provide a Landlord’s Gas Safety
Certificate. Tattersalls reserve the right to have these
checks carried out on your behalf.
Landlords are responsible
for the electrical installation in the property and due care
has to be taken to protect the tenant. To this end a wiring
certificate must be provided by a qualified electrician for
all properties prior it being let. It is generally accepted
that this will last for ten years.
Smoke detectors should be
fitted and if the wiring is being upgraded we recommend that
mains wired smoke detectors are fitted. All electrical work
must be carried out by certified electricians.
Should the Tenant wish to
decorate or improve the property permission will be sought
from the Landlord. Whether the request is granted or denied
written confirmation will be sent by Tattersalls. |
