When we first visit your property we will discuss with you
in detail any queries you might have regarding letting and
suggest an appropriate rent. This will be based on the type
of accommodation offered, standard of furnishings,
facilities, length of let local environment and current
market conditions.
The rent agreed by you the
Landlord and Tattersalls, and quoted by us on your behalf
must be inclusive of the out goings for which you are
responsible, i.e. insurance, ground rent, service contracts
etc. These we will pay on your behalf if instructed by you
providing your account has sufficient funds. The rent quoted
will not include metered services, electricity, gas,
telephone, water or Council Tax that are the responsibility
of the Tenant.
Tattersalls carry out
annual appraisals of the rents and advise you accordingly.
This normally happens in May of each year when it is
possible to get a better picture of the rental market as
whole. The rent can only be increased after 12 months of a
tenancy, and on the contractual date and the notice of which
must be in the prescribed form. |
