We highly recommend that a detailed Inventory and State of
Decorative Order is made prior to occupation. We will, if
requested, prepare and check an Inventory and State of
Decorative Order both prior to and at the termination of
each Tenancy on your behalf. If you wish to be present or
wish to check the Inventory yourself the Landlord must
inform Tattersalls.
At the conclusion of a Tenancy and the keys have been
returned to Tattersalls the Inventory will be checked and
when necessary we will compile a schedule of dilapidation.
Appropriate deductions will be made to cover any necessary
cleaning, gardening, repairs or replacements.
For unfurnished properties the compilation of the inventory
is included in our fees. Every care is made whilst compiling
or checking the Inventory and State of Decorative Order, but
Tattersalls can only take into consideration apparent
defects and cannot be held responsible for those that are
not. Tenants cannot be held responsible for ‘fair wear and
tear’.
If any items of particular value are to be let with the
property we ask that you provide Tattersalls with a full
description, and in certain circumstances we might advise
that specialists carry out the Inventory.
The Inventory and ‘State of Decorative Order’ cannot be
construed as a structural survey. |
